1. This Indenture made the fourteenth day of April in the fourteenth year of the reign of our Sovereign Lord George the third by the grace of God of great Britain France and Ireland King Defender of the faith and so forth and in the year of our Lord One thousand Seven hundred and seventy four Between
2. Anna Maria Bold of Bold in the County of Lancaster eldest daughter and a Devisee named of and in the last Will and Testament of Peter Bold late of Bold aforesaid Esquire deceased of the one part and Oliver Rymmer of Church Town within the parish of North Meols in the said County
3. Husbandman of the other part Witnesseth that for and in Consideration of the Surrendring and delivering up an Indenture of Lease heretofore granted and made of the Messuage Tenement closes closures and parcels of land with the appurtenances hereafter mentioned unto
4. Nicholas Boond deceased for three lives one of which, to wit, Jennet Hodges Widow is now only in being and also for and in consideration of the sum of One hundred and twenty four Pounds ten shillings of lawful money of great britain to the to the said Anna Maria Bold in hand well and truly paid by the said Oliver Rimmer at or immediately before the ensealing and delivering
5. these presents the receipt whereof is hereby acknowledged and confesses and also for and in consideration of the yearly rent boons duties suits and services hereby reserved and of the covenants provisoes Conditions and agreements in these presents mentioned and contained by and on the part and behalf of the said Oliver Rymmer his heirs executors administrators
6. and assigns covenanted and agreed to be paid observed kept done and performed And for divers other good causes and considerations She the said Anna Maria Bold in pursuance and by virtue of the powers and authorities to her given and granted and in her vested by the said Will of the said Peter Bold or otherwise and enabling her so to do Hath demised granted leased set
7. and to farm letten and by these presents doth demise grant lease set and to far let unto the said Oliver Rymmer his Heirs and assigns All that Messuage and tenement commonly called and known by the name of Boonds Tenement situate lying and being in Church Town aforesaid within the said parish of Northmeols consisting of a house three bays of building and outhouses four bays of building and
8. the several Closes closures or parcels of land hereto belonging commonly called and known by the name or names of the Bank Field, the Cook?s Croft, the meadow, the long Marsh and the Cross Marsh or by what other name or names soever the same or any of them have or hath been or now are or is called or known and containing in the whole by common estimation six acres, two roods and four perches of land
9. of the measure there used or thereabouts be the same more or less heretofore and now also in the tenure holding possession or occupation of the said Oliver Rymmer or his Undertenant thereof together with all and singular houses outhouses edifices buildings barns stables yards orchards gardens lands meadows pastures feedings ways waters watercourses commons common of pasture and turbary whilst
10. uninclosed and during the will and pleasure of the said Anna Maria Bold and her assigns for her life and afterwards of the person and persons who shall for the time being be entitled to the reversion remainder or inheritance of the same premises and his her and their heirs and assigns respectively liberties easements privileges profits comodities advantages and appurtenances whatsoever to the said Messuage
11. tenement closes closures parcels of land and premises hereinbefore mentioned and intended to be hereby demised and granted and every part and and parcel thereof lying belonging or in anywise appertaining or to or with the same or any part thereof usually had used occupied or enjoyed or accepted reputed taken or known to be as part parcel or member thereof or of any part thereof (except and out of these presents
12. always reserved unto and for the use and behoof of the said Anna Maria Bold and her assigns for her life and from and after her death of the person and persons who shall for the time being be entitled to the remainder reversion or inheritance of the said premises and his her or their heirs and assigns respectively all and all manner of timber and other trees woods underwoods mines quarries minerals and delves
13. of what nature orkind soeever now growing being or to be found or hereafter during the term hereby granted to grow be or be found in or upon the said premises hereby demised or any part thereof with full and free liberty and privilege to fall cut down pill cord pile dig sink forget cart carry away vend sell and dispose thereof and of every part thereof at her his and their Will and pleasure making a reasonable
14. recompence and satisfaction unto the said Oliver Rymmer his heirs and assigns for all trespass and damage that may be done and comitted in and upon the said premises thereby and also except and always reserved unto and for the use and behoof of the said Anna Maria Bold and and her assigns and the person and persons who shall for the time being be entitled in reversion or remainder as aforesaid and
15. his her or their heirs and assigns respectively All and all manner of fish fowl and other Game and Birds and beasts of free warren to be found and and caught in and upon the said premises hereby demised with full and free liberty power and authority to angle hawk hunt course shoot kill and and destroy the same at her his and their will and pleasure during the said term hereby granted And also further except and out of these
16. presents reserved and foreprized to and for the use and behoof of the said Anna Maria Bold and her assigns and the person and persons who shall for the time being be entitled in remainder or reversion as aforesaid and his her or their heirs and assigns respectively the liberty and free privilege of inclosing fencing out and improving all or any part of the Moss or waste grounds within Northmeols aforesaid from time to time and
17. at all times hereafter during the said term hereby granted without the hindrance interruption or disturbance of the said Oliver Rymmer his heirs or assigns or any of them in any wise) To have and to hold the said Messuage Tenement closes parcels of land and all and singular other the premises hereinbefore mentioned and intended to be hereby demised and granted with their and every
18. of their appurtenances (except as aforesaid) unto the said Oliver Rimmer his heirs and assigns from the day next before the day of the date of these presents for and during the term of the natural and several life and lives of the said Jennet Hodges Widow aged Seventy two years or thereabouts, John Rymmer the son of the said Oliver Rymmer aged seventeen years or thereabouts and Elizabeth Rymmer the Daughter of the
19. said Oliver aged fifteen years or thereabouts and the Survivor and longest liver of the Yielding and Paying therefore yearly and every year unto the said Anna Maria Bold and her assigns for and during so much of the said term as she the said Anna Maria Bold shall live and afterwards for and during the remainder of the said of the said term to the person and persons who shall for
20. the time being be entitled in reversion or remainder as aforesaid and his her or their heirs and assigns respectively the annual or yearly rent or sum of one pound eleven shillings of lawful money of Great Britain at and upon every the feast days of Whitsuntide and Saint Martin the Bishop in Winter by even and equal portions the first payment thereof to begin and be made at and upon the feast day of Whitsuntide
21. now next ensuing And also grinding all the corn and grain to be used and spent ground on the said premises during the said term at the mill or mills of her the said Anna Maria Bold and her assigns and the person and persons who shall for the time being be entitled in remainder or reversion as aforesaid and his her or their heirs and assigns within Northmeols aforesaid and not elsewhere And keeping a Greyhound, Spaniel
22. or Setting dog or other dog for her the said AnnaMaria Bold or her assigns or the person or persons who shall for the time being be entitled in remainder or reversion as aforesaid his her or their heirs or assigns when and so often as thereto required during the said term And further also paying observing doing and performing Suit and Service at the Court Leet and Court Baron held for the Manor of Northmeols aforesaid and the

Fines rules and orders there to be made and imposed on him the said Oliver Rimmer his heirs or assigns for or in respect of the said premises and all other boons dues duties suits and services that have been heretofore usually paid done and performed for and in respect of the said premises hereby demised during the said term Provided always and there presents are on are on this express condition nevertheless that if the
24. said rent or sum of one pound Seven Shillings or any part thereof shall happen to be behind or unpaid in part or in all by the space of twenty days next over or after either of the said days or times whereon the same ought to be paid as aforesaid tho? not demanded Or if the said Oliver Rymmer his heirs or assigns do or shall refuse neglect or fail to pay do or perform all or any of the aforesaid boons dues duties customs suits
25. and services or all or any of the covenants grants Articles clauses provisoes Conditions and agreements hereby before reserved and in these presents mentioned and contained by and on the part and behalf of him the said Oliver Rymer his heirs and assigns to be paid done and performed; Or do or shall make or cause or suffer to be ?
26. thereof during the said term; Or do or shall cut pull up or destroy any Star growing on the Sand hills or haws within Northmeols aforesid; Or do or shall demise assign transfer or exchange the said premises hereby demised or any part thereof to or with any person or persons whatsoever (except to and for the use and behoof of him the said Oliver Rymmer, his Wife, Child or Children) without the licence and consent of the
27. said Anna Maria Bold or her assigns or the person or persons who shall for the time being be entitled in reversion or remainder as aforesaid or his her or their heirs or assigns respectively first had and obtained in writing under hier his or their hand or hands for that purpose then and from thenceforth in all or any of the Cases aforesaid it shall and may be lawful to and for the said Anna Maria Bold and her assigns and the person and

Rymmer doth hereby for himself his heirs executors and administrators covenant promise and agree to and with the said Anna Maria Bold and her assigns and the person and persons who shall for the time being be entitled in reversion or remainder as aforesaid and his her and their heirs and assigns respectively in manner following, that is to say, that he the said Oliver Rymmer his heirs and assigns shall and
30. will from time to time and at all times hereafter during the said term hereby granted well and truly pay or cause to be paid unto the said Anna Maria Bold and her assigns for and during so much of the said term hereby granted as she the said Anna Maria Bold shall live and afterwards for and during the remainder of the said term hereby granted unto the person and persons who shall for the time being
31. be entitled in reversion or remainder as aforesaid and his her or their heirs and assigns respectively the said yearly rent or Sum of One pound eleven Shillings at the days and times herein before limitted and appointed for payment thereof And also pay do and perform all and singular the boons dues duties suits customs and services hereinbefore mentioned and reserved And also shall and
32. will over and above the said rent and boons pay bear and discharge all leys taxes assessments charges and other impositions whatsoever parliamentary or otherwise that shall be taxed laid rated assessed charged or imposed on the said premises hereby demised and granted or on the Tenant or Occupant thereof for or in respect of the said premises hereby demised during the said term And likewise shall
33. and will well and sufficiently repair uphold maintain amend and keep the buildings hedges ditches gates styles and fences in upon or belonging to the said premises hereby demised and granted and every part thereof in good sufficient and tenantable repair when and so often as need or occasion shall require during the said term and at the end or other sooner determination of the said Term shall and will

36. maintain a Greyhound, Spaniel or Setting dog or other dog for her the said Anna Maria Bold or her Assigns or the person or persons who shall for the time being be entitled in reversion or remainder as aforesaid or his her or their heirs or assigns respectively during the said term when and so often as there to required And likewise shall and will yearly and every year during the said Term lay
27. spread bestow and spend in and upon the said premises or some part thereof for the better improvement of the same All the dung Muck Manure Compost and Soil that shall arise or be gathered or gotten from and off the said premises or by and from the profits thereof and not elsewhere And also that he the same Oliver Rymmer his heirs and assigns shall not nor will do commit permit or suffer to
28. be done any wilful or voluntary waste spoil or destruction in or upon the said premises or any part thereof during the said term Nor shall nor will cut pull up or destroy any Star growing in the Sand hills or Haws within Northmeols aforesaid; Nor shall nor will demise assign transfer or exchange the said premises hereby demised or any part thereof to or with any person or persons whatsoever (except
29. as aforesaid) without the licence and consent of the said Anna Maria Bold or her assigns or the person or persons who shall for the time being be entitled in reversion or remainder as aforesaid this her or their heirs or assigns respectively first had and obtained in writing under her his or their hands or for that purpose And the said Anna Maria Bold doth hereby for herself her
30 heirs executors and administrators covenant promise and agree to and with the said Oliver Rymmer his heirs and assigns that he the same Oliver Rymmer his heirs and assigns paying the said rent and doing and performing the said boons dues duties customs suits and services and also the covenants provisoes Conditions and Agreements in and by these presents reserved mentioned and contained by and
31. on the part and behalf of him the said Oliver Rymmer his heirs and assigns to be paid abserved done and performed shall and may from time to time and at all timeshereafter during the said term peaceably and quietly have hold use occupy possess and enjoy the said premises hereby demised with their and every of their appurtenances (except as aforesaid) without the let stop suit trouble hindrance
32. interruption molestation or disturbance of her the said Anna Maria Bold her heirs or assigns or any other person or persons claiming or to claim by from or under her them or any of them or the said Peter Bold in any wise Provided also further and it is hereby declared and agreed by and between the said parties to these presents for themselves and their Heirs respectively to be the true intent and
33. meaning of these presents and of the parties hereto that if by means or occasion of any Act or thing not hereinbefore provided against that shall be hereafter comitted or done or wittingly or willingly suffered by the said Oliver Rymmer his heirs and assigns or any of them the estate and interest which the said Oliver Rymmer his heirs and assigns or any of them shall or may have by virtue of these

(Outlawry on mesne process to be reversed within six months after proclamation thereof only excepted) then this present Demise and the term and estate hereby granted and created shall cease end and determine and be utterly void and of no effect anything hereinbefore contained to the contrary thereof in any wise notwithstanding And lastly the said Anna Maria Bold
