      "in 1802 James leased land off Thomas Eccleston (the field known as Mill Hey) to build a new windmill and house.This was in Scarisbrick. There is a James Meadows listed as buried in Churchtown in 1835 his age recorded as 99 years .This is most probably James maybe the records have been written badly and the 99 is 90 which would be correct." - Germaine Cowell

      By the 16th Century wind power had replaced water power in North Meols, Lancashire, England. The Old Churchtown Manorial Mill was a flour grinding mill built of brick in 1725 and situated in Mill Lane, about half way along that road, near to the junction of Roe Lane. This was the traditional site of the windmill; a steam engine was installed in 1856. The sails were removed in 1861 and the tower demolished in 1876 after a fire. It was then re-built as a steam mill; run by diesel in 1928 and finally shut down in 1955. There was also a 16th Century water mill which was situated on the Meols Hall Estate, just off Moss Lane.

      This Indenture made the Twenty second Day of November in the year of our Lord One thousand eight hundred and two Between Thomas Eccleston of Scarisbrick Hall within Scarisbrick in the County of Lancaster Esquire on the one part and James Meadow of Northmeols in the said County Miller of the other Part Witnessoth that in Consideration of the Rents Covenants and Agreements hereinafter resened and contained in the part of the said James Meadow his Heirs and Assigns All that plot of Land situate in the South East corner of a certain Close of Lane in Scarisbrick aforesaid known by the name of the Mill Hey being part of Number Onehundred and forty one in the place and survey of Scarisbrick aforesaid and containing in length measureing from the fences on the West side of the same along side of the said Thomas Eccleston Paddock ? Sestwards eighty Yards and in breath Measuring from the fence on the South side of the said Mill hey Northwards thirty two Yards and continuing in the whole on Quarter of an Acre be the same nore or less in the Occupation of Thomas Hargreaves as tenant thereof Together with the Liberties Privileges Advantages Hereditments and appurtances thereto belonging or uppertaining Except and always reserved out of this Demise unto the said Thomas Eccleston his Heirs and Assigns All woods underwoods woodlands Timber and other Trees mines minerals ? And Quarries Land Gravel Clay and Marl (save for building upon and improving the said Premises) and all Game fish and wild fowl in upon or under the said devised Premises And full liberty and power of the said Thomas Eccleston his Heirs Assignes and appointees to outer and come upon the said demised premises and search for dig work got raise cut down lay take Rill destroy carry away and dispose of the same respectively at Pleasure And also full liberty and power for him and them to make and use anyways Roads Cuts Canals Resevoirs Tunnels and Aqueducts in upon through or over the said demised Premises or any Part there of making a reasonable satisfaction for any damage done thereby and also free liberty for the said Thomas Eccleston his Heirs and assigns to inclose fence in and improve for his and their own use and benefit any of the Commons and Waste Grounds in Scarisbrick aforesaid To Hold the said Plot piece or parcel of Land hereditaments and Premises hereinbefore demised or intended so to be with the Appurtenances (Excet as aforesaid) unto the James Meadow and his Heirs four and during the natural and several Life and lives of James Halsall aged about thirteen in in years James Meadow Son of Henry Meadow aged about thirteen years and James Meadow Son of George Meadow aged about ten in in Years Grandsons of the said James Meadow party here to and for the life of the Survivor of them paying yearly unto the said Thomas Eccleston his Heirs Executors Administrators and Assigns the clear yearly Rent or sum of Two Pounds Two Shillings of lawful money of Great Britain upon the eleventh Day of November in every year at one entire payment the first payment thereof to be made on the eleventh Day of November next And it is hereby covenanted and agreed that the Premises are so demised to the said James Meadow and his Heirs for the uses and purposes following namely To pay the said yearly rent as hereinbefore reserved and at the time herein before appointed To perform all Offices and pay all Leys Taxes and Assessments Parlimentary and others To perform suit of court at all the Courts to be holden within and for the Manor of Scarisbrick aforesaid and the Rules and Orders thereof to Keep a Dog and Cock when thereunto required and particularly for the said James Meadow his Heirs and assigns as soon as possible at his and their own expence to erect and build upon such Part and Parts of the said desmised Premises and not nearer to the public Highway then than the said Thomas Eccleston his Heirs or Assigns shall direct and approve of a Wind Corn Mill of good and sound Brick or Stone and Wood Materials and sufficient in Weight width and other size and dimensions to contain one pair of French Stones and one Pair of Grey Stones of the usual Circumference depth thickness and Size commonly used in Wind Corn Mills and shall and do put and peace such Stones respectively therein in a proper and workmanlike and going form and in all other respects make compleat and perfect such Mill with all Sails Shafts Tackle Implements Materials Utensils and Things whatsoever necessary or usually used and employed in and about such Wind Corn Mills for the purpose of carrying in the business thereof And Also shall and do in like manner erect and build upon the said demised as soon as convenient can be with good Brick or Stone sett with Lime Morter and covered with good Slate (commonly called whole Slate) a Drying Kiln and a neat Dwellinghouse to contain two Bays of such height with size and other dimensions and respects as set forth and conained in a place drawn thereof by Thomas Hargreaves and make the walls thereof of a proper Strength and thickness and use good sound timber of sufficient thickness and strength and in all things finish and compleat the said Mill Drying Kiln Messuage or Dwelling house on or before the twenty ninth Day of September next in a proper and workmanlike manner and to the Satisfaction in all respects of the said Thomas Eccleston his Heirs Executor and Administrators or his or their Agent or Agents or such other Person or Persons as he or they may appoint to inspect examine and superintend the same And from time to time and at all times during the said term well and sufficiently repair amend uphold maintain and Keep in good and substantial Repair Order and Condition the said Wind Mill Drying Kiln Messuage or Dwelling house Exections and Buildings and all other the said demised Premises and every Prt thereof with the Appurtenances and Peaceabley and quietly to yield and deliver up the same Mill with all Stones Shafts Sails Improvements Tackle Materials and Things thereto belonging and all other the said demised Premises with the Appurtenances in such good repair Order and Condition at the end or other sooner determination of the said term otherwise the Person or Persons entitled to the Reversion thereof to order forcibly thereon and take possission thereof without being deemed a Trespassor To permit and suffer the said Thomas Eccleston his Heirs and Assigns and his and their Agents and Workmen to enter upon the Premises to view the Condition thereof and by notice in writing to direct such Repairs to be done to the said Buildings Premises and Things as he or they shall think necessary and if not sufficiently repaired within two months next after such notice the same may be done by the said Thomas Eccleston his Heirs or assigns and the said James Meadow his Heirs Executors or Administrators shall repay the said Thomas Eccleston his Heirs or Assigns the Money expounded in such Repairs within one Month after demanded And in default of payment the same to be recoverable by distress and Sale as Rent in arrear or by Action at Law To permit and suffer the said Thomas Eccleston his Heirs and Assigns to have fetch take and cary away from time to time such quantity and quantities or the whole of the Peels and Hulls of all the Oats to be made and ground at the said Mill as he and they shall want for the sole use and Consumption of himself and Cattle at and upon Scarisbrick Hall and the Lands thereto belonging and now by him occupied without any Remuneration or Recompence whatsoever To crush and bruise all such quantity and quantities of Oats as he the said Thomas Eccleston his Heirs and Assigns may require and want for the sole use and comsuption of the Pigs Horses and other Cattle feeding grazing or being at and upon Scarisbirck Hall aforesaid and the Lands and Grounds thereto belonging and now by him occupied at the Price of two pence half penny per Bushell And also not at any time to demise sett consign over charge or Part with the possession of the said demised Premises or any Part thereof or any erections or Buildings to be thereon made without the previous written consent of the said Thomas Eccleston his Heirs or Assigns And not do or suffer to be done any Waste Spoil or Destruction and also produce and shew this Lease when and as often as required by the said Thomas Eccleston his Heirs or assigns or such Person or Persons as aforesaid and allow Copies or extracts to be taken therefrom And within six Months after Notice in writing satisfy the said Thomas Eccleston his Heirs or Assigns that the Lives or Life by which this Lease is held are or is in being and inform him or them of the Residence of such Lives or Life and the said James Meadow doth hereby for himself his Heirs Executors and Administrators covenant with the said Thomas Eccleston his Heirs and assigns that he his Heirs Executors or Administrators shall and will duly pay the said Rents and Perform all the said Covenants and Agreements Provided always that if any of the said Rents shall be unpaid for ten Days after due Or if the said James Meadow or his Heirs shall become Bankrupt or Insolvent or if the ? term Estate or Interst shall be seized or attached by process of Law against the said James Meadow or his Heirs Or if they or any of them shall fail in Performance of any of the Covenants Conditions or Agreements hereinbefore contained the same hereby executed shall cause and be void and in all or any of the Causes mentioned it shall be lawful for the said Thomas Eccleston his Heirs and Assigns or such Person or Persons as aforesaid by notice in writing under his or their Hands addressed to the said James Meadow his Heirs Executors or Administrators and delivered to him or them or left at his or their Dwelling house or place of abode to determine this demise and from thence forth this present demise and every clause Matter and Thing herein Contained shall cease and become void to all intents and Purposes except as to the Powers of recovering Rents due and the said Thomas Eccleston doth hereby for himself his Heirs Executors Administrators and Assigns covenant with the said James Meadow and his Heirs in manner following that is to say That the said Thomas Eccleston his Heirs and Assigns shall and will furnish and allow unto the said James Meadow his Heirs and Assigns all such quantity of Stones from the Stone ? of him the said Thomas Eccleston his Heirs and Assigns in Scarisbrick aforesaid as he the said James Meadow his Heirs or Assigns shall require or want for the purpose of making the Erections and Buildings herein before covenanted or for contained he the said James Meadow and his Heirs may quietly hold the Premises during the term demised And the said Thomas Eccleston doth hereby appoint Richard Eccles of Scarisbrick aforesaid Gentleman his true and lawful Attorney to deliver Possession of the       This Indenture made the first day of December in the year of our Lord One thousand eight hundred and two ? Between James Meadow of North-meoles in the County of Lancaster Miller of the one part and Thomas Blundell of the same place Yeoman of the other part ? Whereas by indenture of lease bearing date f twenty second day of November now last past made between Thomas Eccleston Esquire of the one part and the said James Meadow of the other part. The plot of land hereinafter particularly described was the said Thomas Eccleston demised unto the said James Meadow his Heirs and assigns for the lives of James Halsall son of Henry Meadow, and James Meadow son of George Meadow, and for the life of the survivor of them under the yearly rent of two pounds two shillings and other reservations covenants clauses and agreements threin contained ? In which said Indenture the said James Meadow undertakes covenants and agrees to erect a Wind ? corn ? mill, a drying kiln and a neat Dwellinghouse at such time and in such manner as is therein specified ? And whereas the said James Meadow in order to satisfy fulfil and carry into effect the said last mentioned covenant and agreement hath occasion to borrow and take up interest the sum of One hundred and fifty pounds ? which the said Thomas Blundell is willing to provide and furnish upon having a transfer of the said Indenture of Lease in manner and for the purposes hereinafter mentioned ? Now this Indenture witnesseth that in consideration of the sum of one hundred and fifty pounds to the said James Meadow in hand well and truly paid by the said Thomas Blundell at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged ? He the said James Meadow Doth grant bargan sell assign transfer and set over unto the said Thomas Blundell, All that plot of ground situate in the South-east corner of a certain close of land in Scarisbrick in the said County known by the name of the Mill-hey being prt of No. 141 ? in the plan and survey of Scarisbrick aforesaid and containing in length (measuring from the fences on the West side f the lane alongside f the said Thomas Exxleston?s paddock wall) westwards eighty yards and in bredth (measuring from the fence on the south side of the said Mill-hey) northwards thirty two yards, and containing in the whole one quarter of an acre be the same more or less now or late in the occupation of Thomas Hargreaves as tenant thereof ? Together with all liberties privildges advantages and Appurtenances thereto belonging (except as in the said Indenture of lease is excepted) And all the estate right title interest use trust property term claim and demand whatsoever of him the said James Meadow therein or thereto Together with the said lease ? To hold the said plot piece or parcel of land and Herditaments with the appurtenances (except as aforesaid) unto the said Thomas Blundell his Heirs and assigns for and during the natural lives of the several persons hereinbefore named in the rental of the said Indenture, and for and during the life of the survivor of them ? Under and subject nevertheless as well to the yearly rent reservations covenants clauses and agreements in the said Indenture of lease contained. As also to the trusts following, Viz. Upon trust that he the said Thomas Blundell his Heirs Executors or Administrators do and shall when and as soon as he or they shall think propler sell and absolutely dispose of the said plot piece and parcel of land or any part or parcel thereof at such price and in such manner as he or they shall think best, and out of the money arising from such sale in the first place pay and satisfy the costs and expences of these presents and of such sale together with all incidental charges and expences attending the execution f these trusts, In the next place to retain in his or their hands the same sum of one hundred and fifty pounds with lawful Interest for the same from the day of the date hereof; and in case any overplus remain then Upon Trust to pay such overplus unto the said James Meadow his Heirs Executors or Administrators or as he or they shall direct and appoint, And it is hereby declared understood and agreed that the receipt or receipts of the said Thomas Blundell his Heirs Executors or Administrators shall be a sufficient discharge to any purchaser or purchasers, and that the purchaser or purchasers shall not after such receipt or receipts given be liable to see to the further application of the money therein expressed to be received or answerable or accountable for the misapplication or nonapplication thereof to the purposes aforesaid ? And the said James Meadow doth hereby for himself his Heirs Executors and Administrators covenant promise and agree to and with the said Thomas Blundell his Executors Administrators and assigns in manner following that is to say, That the said in part recited Indenture of lease is a good and sufficient lease valid in the law and hath not been forfeited surrendered or otherwise determined or made void r voidable ? And also that he the said James Meadow now hath in himself good right full power lawful and absolute authority to grant and assign the said plot piece and parcel of land hereditaments and premises in manner and form aforesaid ? And further that he the said James Meadow his Heirs Executors and Administrators shall and will from time to time and at all times hereafter during the existence of the lives named in the said lease or any of them at the reasonable request of the said Thomas Blundell his Heirs Executors or Administrators but at the proper costs and charges in the law of him the said James Meadow his ? Heirs Executors or Administrators make do and execute or cause and procure to be made done and executed all and every such futher and other lawful and reasonable acts deeds assignments or other Issurances in the said plot piece and parcel of Land with the wind ? corn mill, drying kiln, messuage dewllinghouse and buildings intended to be erected and made thereon and also all and singular other the hereditaments and appurtenances intended to be hereby granted and transferred unto the said Thomas Blundell his Heirs and assigns or unto any purchaser or purchasers under the trusts aforesaid, his her or their Heirs and assigns for and during the term aforesaid (determinable nevertheless and subject as aforesaid) As by the said Thomas Blundell and such purchaser or purchasers his her or their Heirs or assigns shall be reasonably devised or advised and required ? And further shall and will as soon as possible after the execution of these presents at his and their own expence costs and charges erect and build a wind ? corn mill, drying kiln, and messuage or dwellinghouse, with such materials and upon such plan and furnished in manner and form in and by the said Indenture of lease particularly specified and directed and also during the time that the said James Meadow his Heirs Executors and Administrators shall or may continue in possession of the said premises or any part thereof, conform to and perform the covenants and agreements contained in the said lease in every respect ? And further that he or they shall and will as soon as conveniently may be after the completion of such erections and buildings insure the same in one of the offices in Liverpool or some other office for insurance of buildings against fire, to the amount of one hundred and fifty pounds as the least and transfer the policy uno him the said Thomas Blundell his Hiers Executors or Administrators and also from time to time pay the yearly premium for keeping such policy on foot ? and in case he the said James Meadow his heirs Ececutors and administrators shall neglect to insure the said premises within ten days after the completion of such buildings or do or shall at any time afterwards neglect or refuse to pay the yearly premium of the said policy of insurance within seven days after the same shall become due, that then and in either of such cases the said Thomas Blundell his Heirs Executors or administrators shall & may pay the money for such insurance and such annual premiums as aforesaid and add the same to the said principal sum of one hundred and fifty pounds and calculate and receive legal interest thereon until payment ? And Lastly the said James Meadow hath nominated constituted and appointed and in his place and stead put Thomas Hargreaves of Scarisbrick aforesaid Stone ? mason for him and in his name his true and lawful Attorney to enter into and upon the plot piece and parcel of Land hereditaments and premises hereinbefore described or any part thereof in the name of the whole and peaceable possession and seizin thereof to take and afterwards deliver over unto the said Thomas Blundell to hold to him his Heirs and Assigns according to the purport true intent and meaning hereof ?       By the Lease Granted by Mr. Eccleston to you of a parcel of Land in Scarisbrick for the purpose of Erecting a Wind Corn Mill a Drying Kiln and a Dwelling house upon you entered into a Covenant with W Eccleston that you would Erect and completely finish those buildings on or before the 29th day of September now last past, no part of which except the Shell and some part of the inside of the Mill is done, by which your Lease is forfeited, I am therefore under the Disagreeable necessity of Informing you that Mr Eccleston means to take such Measures as the Law will enable him to recover possession of the Premises Unless some Satisfactory Steps are taken to Expedite the work in the Course of Ten days from the date of this letter

      16 December 1803 Thomas Bundell of Pits House within North Meols, Lancashire, England Yeoman engages to proceed immediately to have the circle under the Wind Mill in Scarisbrick built and completely finished together with the French Stones and Dressing Machine and all other things wanting and necessary for the Complete Working the said Mill and also as early in the next Spring as the Weather will permit to Erect and Build and Completely finish a Drying Kiln and Dwelling house according to the plan of the House already made and the Drying Kiln of proper Size and Demesions as Witness my Hand Thomas Blundel

      By Virtue of the proviso contained in the Indenture of Demise or Lease bearing date the 22 day of November 1802 made between us I do hereby give you notice that pursuant to the said proviso I do hereby determine the said Demise and the Term and Interest thereby granted the same having already ceased and become void and I hereby declare and determine the same void ? you having failed in performance of the Covenants therein contained particularly the Covenants for completing and finishing the Mill as therein covenanted and erecting on the premises demised a Dwelling house Drying Kiln and Buildings as therein agreed on and I do hereby require you to give up peaceable possession of all the premises in the said Lease comprised unto my Agent Richard Eccles immediately on Service hereof Dated the 28th Day of January 1804

      Proposals on which Thomas Blundell and James Meadow mean to sell the Mill by consent of Thomas Eccleston Esq:
      They intend to Advertise the same immediately to be sold by Auction at Ormskirk on Thursday the 9th Day of February next and in the conditions of the Sale the Purchaser will be bound in the Sum of one Hundred Pounds exclusive of the purchase Money if he or they do not immediately begin to build and hinish the said Mill & etc. as soon as possible according to the Plan then to be produced and also to be subject to the several Covenants contained in the Lease ? You will please to acquaint Mr Eccleston and cmmunicate his Intention to James Meadow as soon as convenient ? I remain in behalf of the above

      Memorandum of Agreement made between Thomas Hargraves of Scarisbrick Stone Mason on the part and behalf of Thomas Eccleston Esquire of the one part and Thomas Blundell of Pits House in North Meols, Lancashire, England Yeoman of the other part.
      First The said Thomas Hargraves agrees that the said Thomas Eccleston Shall as soon as the Weather will permit Erect and build a Circular Wall under the Wind Mill in Scarisbrick and also Erect and build & Completely finish a Dwellin house according to a plan drawn by the said Thomas Hargraves and a Drying Kiln except the inmeat of Proper Dimentions for which the said Thomas Blundell agrees to pay to the said Thomas Eccleston Two hundred and thirty nine pounds twelve shillings and eight pence in manner following that is to say Eight pounds part thereof at the time of signing this Agreement Forty pounds the other part thereof on the Twenty fifth day of March next and the sum of one hundred and Nineteen pounds twelve shillings and eightpence the remainder thereof when the Buildings and work aforesaid shall be finished Witness the hands of the parities this tenth day of February 1804

      Conditions for Sale of the Wind Mill in Scarisbrick

      To be Sold by Auction
      For three Young Lives,
      At the Wheat Sheaf, in Ormskirk, on Thursday the 24th day of January 1805. Precisely at 4 o?clock in the afternoon
      Subject to Conditions then and there to be produced:
      All that Wind Corn Mill, situate in Scarisbrick, containing Two pair of Stnes and a Dressing Mill, together with a Drying Kiln and Dwelling house newly erected, and about one Quarter of an Acre of Ground.
      The Premises will be Sold subject to the payment of a yearly rent of 2.2 and to perform Suit and Service for the same: They are will situated upon a good Road, within about a Quarter of a Mile of the Leeds and Liverpool Canal, 2 Miles and a half from Ormskirk, and about 15 from Liverpool and Wigan, and 20 from Preston
      James Meadow the Miller will shew the premises and any further Information may be had at Scarisbrick Hall

      Conditions. The premises are put up to Sale by way of Auction to the best Bidder for the Term of Three Lives Subject to the payment of 2.2. a year rent to the Scarisbrick Family and to the perfrmance of all and every the Suits, Services, Covenants and Agreements as are usually done observed and performed under and by virtue of Leases Granted of Wind Mills by the said Family
      2. That there shall be three distinct Separate Bidders or no Sale and no Bidder to advance less than Five Pounds each Bidder
      Condition 3 The Highest Bidder to be the purchaser of the Premises who must immediately upon being declared so pay to Richard Eccles Ten PerCent upon the purchase Money as a Deposit in part of payment and must at the same time find a Sufficient person to become bound with him (if required) for the payment of the remainder thereof on or before the Twenty fourth day of July ? next otherwise such Bidding shall be Declared void and the Money Deposited shall become the property of the Vendor and the Premises shall again put up to Sale and such Highest Bidder shall be excluded from Bidding again for the same.
      4. That the Highest Bidder must upon being Declared the purchaser pay to the Salesman the Duty Inposed by Act of Parliament upon Sales by Auction
      5. The purchaser of the Premises may immediately enter into possession thereof and must be at the Expence of his Title
      6. That if any two highest Bidders shall happen to Offer one and the same Sum for the Premises and the latter Bidder of them shall refuse to Advance upon his last Bidding the Premises shall be again put up to Sale in like manner as above and the deficiency if any shall happen upon such Second
      Late shall be paid and made good by the person so refusing as aforesaid
      24th January 1805 Thomas Heyes of Scarisbrick in the County of Lancaster Yeoman Having Bid by Public Auction the Sum of Six hundred and Sixty five Pounds for the Wind Mill, Drying Kiln, Dwellling House and Premises mentioned and contained in the above Advertisment is declared the Highest Bidder and Purchaser thereof at that Sum Subject to the aforesaid Conditions and hath now paid to Richard Eccles ------ the Sum of Sixty six pounds ten shillings as a Deposit and in part of Payment and that the said Thomas Heys now agrees to the remainder of the Purchase Money to Thomas Eccleston Esquire or his Order on or before this Twenty fourth day of July 1805 as Witness the Hands of the Parties
